When it comes to functional shutters that open and close wood has always been the standard. Wood is inexpensive and frankly there just aren't that many alternatives. But there is a drawback to wood. As beautiful as these shutters may be they probably won't live past the age of 5. That's the average lifespan for a pair of exterior shutters made from wood and it is usually just a matter of time before they warp, split, rot, and then fall off the house. The latter is what makes you look like the laughing stock of the neighborhood and has the HOA breathing down your neck. But, there's good news. If you have a good eye for signs of rot, you can do a lot of preventative maintenance that will allow your shutters to last for up to 15 years. There's just a few tricks you'll need to know.

The first thing you need to know is why they're rotting. The answer is the sun. The sun is the driving force behind all of your rotting problems. Almost all materials contract and expand in the sun. Changes in temperature can cause your shutters to shift and warp. ((Now the chances are if you have a type of shutter with a raised panel, the panel in the middle is usually not glued to the surrounding rails and stiles. It usually is free floating while being held in and there is usually a small amount of breathing room to allow it to contract and expand. )) The problem is that contraction and expansion of different parts of the shutter can often lead to exposing small cracks and parts of the raw shutter that weren't originally painted. If this happens you can bet that water will get in the shutter and the rot process will quickly begin. There's two things you can do to minimize this. Number one, paint your shutters a light or neutral shade. Darker colors, especially black, absorb more heat from the sun and often expand and contract significantly more. Consider using vinyl safe paint, made by Sherwin Williams, which also helps block this absorption. Number two, repaint your shutters every few years, especially in the summer, not the winter, when they have expanded the most. A good rule of thumb is to inspect your shutters during the summer on a hot day and to spot paint any exposed parts. Small attention to details can prolong the life of your shutters 3-fold and save you a fortune in the long-run.

Well, let's say you're past preventative maintenance and your shutters are already showing signs of rot. Don't be surprised if you have to get hands on and actually reinforce parts are all of the shutter. If rails and styles begin splitting apart, you immediately want to tap them back in with a block and hammer and even add an extra screw if needed. If rot has set in, you'll have to scrape it all out or it will spread like wildfire and there will be no saving them. Use Bond-O (R) to fill the voids were you've removed rot. It's a super quick and cost-effective solution that can save your shutters (and yes that's the same stuff they use to repair cars after they wreck!). The Bond-O is strong and can sand easily smooth to match the patch of the shutter you're replacing. Once you retouch the shutter with paint it will look brand new and it can double the shutters lifespan. No one will ever know there was even a rot problem. A big mistake people usually make is to have a painter fix the problem. Painters will often caulk the panels where they meet the rails and styles. Often times painters will do this without understanding that the panels need to be able to contract and expand. This only causes the shutters to warp more and can cause splitting which will also lead to rot or worse.

If DIY is just not your thing, you could also consider replacing those shutters with some maintenance free ones. Vinyl is a great cost-effective choice if you're looking to save money. PVC exterior shutters are also 100% rot proof and maintenance free, but unlike vinyl, they can be installed as functional shutters that open and close and look just like wood without all the hassles. No matter what you decide, just remember that a little bit of preventative maintenance can go a long way.

Learning how to fix wood shutters can be a fun do-it-yourself project. To repair wood shutters, you need to incorporate some long term maintenance along with an understanding of what can cause them to rot. Although wood shutters can rot over time, however, many people enjoy them because they don't look like plastic and they can be installed on operable hinges. The distinct look of functional shutters that come out of the house adds a different look and type of curb appeal that vinyl shutters just don't offer. The problem is the headache that can come every 3-5 years when it's time to replace those shutters. So what can you do to get the most out of your wood shutters? The first thing is understanding why exterior shutters can rot. The sun is your biggest enemy, because it will cause your shutters to contract and expand. This will expose untreated areas and the rot process will begin as water and insects make their way into the shutters through these cracks.

A paint contractor can often overlook this minor detail and cause more harm than good for your shutters. If your shutters are starting to split apart at the rails and panels, you need to do a couple of things. First, you should try to paint any exposed wood that's been untreated. And secondly, you should hammer the rails back in place and reinforce the rails and styles with screws. Never screw the panel to the rails or use glue or caulk.

If possible, don't use the color black. Try to avoid colors with dark pigments in them as they will absorb more heat and reduce the lifespan of the exterior shutters. You can also use a vinyl safe paint or a semi-gloss paint to help minimize absorption from the sun. If your shutters are cupping or bowing, then it's likely that the need reinforcement. Overexposure will do this and a long shutter may need a third hinge in the middle to make it more structural.

Keep in mind, that the sun is your worse enemy. If maintenance and repair are not your cup of tea, then have no fear. There is a no rot solution that does still offer the look of wood and functionality of operable shutters and they don't look like plastic. They're also not made from vinyl. What's nice about vinyl shutters is that they are affordable and they don't rot. The disadvantage is that they will always look like plastic and they too can crack and split over time. They're also not hingeable. Many people like wood shutters so that they can be hinged and function as operable shutters. You can consider upgrading to PVC shutters, which look just like wood and can be hinged. They can be an easy way to avoid a shutter maintenance nightmare. With a little bit of shutter repair and preventative maintenance you can prolong the life of your shutters so that they last twice or three times as long.

It's often be written that "people who live in glass houses shouldn't...!" and the traditional solution has been to go indoors to do whatever you want to do, or invest in some window blinds.

But if you really want to impress the neighbors with your technique, perhaps you should invest in smart glass.
Smart glass allows you to control the amount of light and heat, passing through it. At the flick of a switch the glass can change from being transparent to opaque, giving you privacy when you want it, but without the necessity of installing blinds, shutters or curtains.

There are several technologies that enable this to happen, including:

Liquid Crystal Glass uses a liquid film in a sandwich of two plastic interlayers inside two laminated glass panes. In the panes "off" state the glazing is translucent milky white. However, when an electric current is applied to the liquid film it turns slightly hazy clear. The switch between the two states is nearly instantaneous.

Suspended Particle Device - SPD Glass has light absorbing microscopic particles dispersed within a specially formulated emulsion, which like liquid crystal glass, is then sandwiched between two plastic interlayers inside two laminated glass panes.

The particles are activated by applying a low voltage; this forces them to align at various angles and thus various transparencies. This controls not just the light passing through the pane, but the heat as well.

These glass panes can repel up to 95 per cent of solar heat in their opaque state, making the conservatory a much more comfortable place to be on really hot summer days, even though the view is impaired.

This glass isn't a cheap option, it can cost ten or twenty times the price of conventional conservatory glass, but as glass only represents a small percentage of a conservatories total cost you might consider it a worthwhile investment.
Smart glass does of course save you from having to spend money on window blinds or awnings, so is a saving to be taken into consideration, and it comes with a huge show-off factor to impress visitors with, and for many people that is priceless.

Although this type of glass wouldn't be suitable for a traditional conservatory, or one with many small panes of glass, I'd certainly recommend you consider installing smart glass if you are having a minimalist conservatory designed...or if you have nosey neighbors.

Replacing Window Glass

Replacing window glass begins with safety glasses and a good pair of work gloves.

Replacing window glass or a broken window associated with an older window is something a homeowner can do with a few basic tools.

Start by removing the broken glass pane remnants still stuck in the window sash. You may need to use one of your pliers to help pull out any smaller pieces.

Next, remove the old glazing compound with your putty knife. Work your way around the entire window sash, in either a clockwise or counterclockwise direction, and scrape the old glazing compound out.

You may want to use a hair dryer to heat the glazing compound up. The heat will soften the old glazing and make it easier to remove. Apply heat to a localized section of the old glass to soften it up, and then scrape it out with your putty knife. Keep stepping around the window sash in this process.

Also, in the process of removing the old glazing, remove any glazing points that may still be attached to the window sash. Use your Needle-nose pliers to remove the points.

After you have removed all of the old compound and glazing points, sand the area down to the bare wood to remove any old glazing or paint. Then apply a sealer to the bare wood to protect it.

Now install your piece of glass and place it into the window sash. Note that the glass should be slightly smaller than the window sash, e.g. 1/8th inch narrower in both length and width.

With the glass in place, install glazing points approximately every 4-6 inches, making sure you have a couple of glazing points near each of the corners of the glass. Be careful not to break the glass when doing this.

With the glazing points installed apply the new glazing to the window sash. It is best to roll out a ¼" string of glazing material, and using your fingers and putty knife push it into place around the window edges.

Once you have pressed in the new glazing material use your finger or a moist rag to smooth out the glazing and to clean the glass.

Let the window dry overnight, and then apply paint to the window sash. When the paint has dried reinstall it into the window frame.

True divided lites mean that a window with 6 small panes is actually 6 individual pieces of glass (either single pane or double pane). Simulated divided lites are manufactured by bonding the grid material to the exterior surfaces of the glass. They normally have a spacer bar installed between the two panes of glass to complete the effect of simulating a true divided lite window. Grids are available in many colors and materials to match the surfaces of the windows. Some manufactures also have leaded glass, and etched glass as options. Many of these options are actually separate panes of glass, sealed between the double panes of insulated glass.

6. WINDOW STYLES. There are only 9 basic style windows available in the U.S. market. The most common is the double hung. It is quite possible that the person who buys the house from you (whenever that day may be) won't like the shutters and will want to take them down. Alternatively they may wish to install operable exterior shutters in their place. So we must be sure to make removing them in the future an easy process.

Both of these problems can be solved by drilling into the mortar between the bricks instead of into the bricks themselves. The main reason for this is because it is much easier to patch the mortar than it is to fill and match the color and texture of the bricks.

The next thing to consider is whether you want a permanent installation or if you would like the option to take your window shutters down. The primary reason why you would want to take down your vinyl shutters would be to paint the house. Since brick typically is not painted a permanent installation will suffice in most situations. However, if part or your entire mounting surface is painted you may wish to make them removable for future maintenance. To mount the shutters permanently, you can order vinyl exterior shutters with shutter-loks (sometimes called shutter locks or shutter plugs). For vinyl shutters that are 55 inches or larger, you will need to use 6 shutter-loks or painted steel screws. If the shutter panel is less than 55 inches, 4 mounting fasteners will suffice.

To get started, hold one panel of the vinyl shutters in position next to the window in the position you would like it mounted. The shutter should be as close to the window opening as possible. Now, you will need to use a pencil to mark the center of the mortar in each of the 4 (or 6) mounting locations. Keep in mind that you will need to leave a 2 to 5 inch gap on the top and the bottom of the shutter above and below the mounting fastener. So for example if the first mortar line is less than 2 inches down from the top of the shutter, you should use mark the second mortar line as the point on the shutter where you will need to drill. Just mark the side of the plastic shutter in the 4 (or 6) locations where the center of the mortar lines are.

Now, set the vinyl shutter face up on the sawhorses. Using the mark on the side as a guide, lay the square across the top of the shutter with one end of it hanging over the side pointing downward toward the ground. You are only using this as a guide to mark the drilling location on the front side of the exterior shutter based on the markings you placed on the side that indicate where the mortar lines are. The stiles (or rails) for vinyl shutters are typically 2 to 4 inches in width. Using the square as a guide, draw a small line across the face of the stile and then use the tape measure to mark the precise location of the mounting hole (exactly in the center of the stile). Repeat this until all of the holes are marked.

If you decided to use shutter-loks to install your vinyl shutters, you need to drill a 1/4 inch hole at each of the locations using a steel drill bit. For the removable installation, use an 11/64 inch steel drill bit to drill the holes in the vinyl exterior shutter at the locations you marked.

Place the shutter against the surface of the house and use the pencil to mark the center of the hole (which should also be in the center of the mortar). Be sure the vinyl shutter doesn't slip while you mark all of the locations.

Now remove the exterior shutter. If you are using shutter locks you will need a 1/4 inch masonry bit. For painted screws you will need to use the correct size masonry bit for the anchors you purchased. Drill at each of the 4 (or 6) locations you marked.

For shutter-loks, make sure that the hole is at least 1 3/4 inches deep. For painted screws you should drill 2 inches deep. It is better to drill a little bit over to ensure they don't bottom out because starting over is not particularly easy and requires new shutter-loks.

To finish the shutter-lok installation, place the shutter against the wall in the final location and push the shutter-loks through the vinyl shutter and into the hole in the wall. If you can't push it all the way in, use a hammer to gently tap it until it just touches the surface of the vinyl shutter. Be sure to leave a little bit of play to allow for expansion and contraction.

When mounting with painted screws and anchors you should drill 2 inches deep into the mortar. Using a hammer, tap the anchors into the holes in the mortar. Finally, place the shutter against the surface and put the screws through the vinyl exterior shutters into the masonry anchors and tighten the screws with the screwdriver. Do not over tighten them - the vinyl shutters should not dimple.

Repeat each of the steps for the other panels of your exterior vinyl shutters.
